One system instead of a dozen contractors.
IPPA 11 brings the client, designers, suppliers and builders together around one home. Every step has an owner, a deadline and an acceptance criterion — so the project does not stall at the handovers.
A village of 20 homes in Denmark — up to the last key
Calculated with the platform timeline model, October 2026, not measured. The sample house will give exact figures.
Core + industry = implementation platform.
The general rules of work are the same for any industry. Products, technologies and country requirements are added by the industry package. Eco-development is the first application.
The logic of the system grew out of the full cycle of our own timber house production: from wood processing and CNC to assembly and turnkey finishing.
How a project runs.
Nine stages. The next one starts when the result of the previous one is accepted. Click a stage.
Control you can see in advance.
Before work starts, the team knows what to check and who accepts the result. Decisions are confirmed by people, not by the system.
H — hold
Work does not continue until the result is accepted. A record signed by two people.
W — witness
The inspector is present while the key operation is carried out.
R — documents
Review of reports, photos with date and location, comparison with the model.
Two inspectors
The client's inspector and the system's inspector. No one signs a hold point (H) on an inspector's behalf.
Payment on completion
A stage is paid only after the hold point (H) is accepted. Payment is held back only for a task with a non-conformity.
Where we save time.
Eight stages under the British RIBA standard. The usual chain starts each one from scratch. The platform takes what is ready and runs the stages in overlap.
Module BIM library
The module is calculated once: structure, energy, LCA. The concept is assembled, not drawn.
Roles and scenarios in advance
A team from the role register, standard contracts. No 13 contractor tenders.
Kits from the hub
Materials are kitted at the logistics hub and travel in assembly waves.
Service from the first key
House passport: documents, warranty and maintenance from one set of data.
This is a timeline model calculation for 20 buildings made of 67 modules of 7.2 × 7.2 m, not a measurement. The platform hardly shortens the time for local plan approval. This is not a commercial or investment offer.
The usual chain and IPPA 11.
| Usual chain | IPPA 11 | |
|---|---|---|
| Team | A tender for consultants and contractors at every stage. | Roles from the register of 121 roles, standard contracts in advance. |
| Design | Every home is drawn from scratch. | The model is assembled from a calculated BIM library. |
| Price | An estimate after the design, or a “price per m²” with no breakdown. | Three prices by section. Estimate line = order line = work order line. |
| Deliveries | Each supplier delivers separately, the site waits. | One logistics hub, kits travel in assembly waves. |
| Control | Problems become visible once they have already happened. | Hold, witness and review points (H, W, R) at every stage, evidence and two signatures. |
| Payment | On schedule, regardless of the result. | A stage is paid after the checkpoint is accepted. |
| Service and experience | A separate tender after handover, experience leaves with the people. | House passport from the first key, lessons go into the knowledge base. |
Agents prepare. People decide.
For each function, the limits of the AI assistant are described: what data it uses, what it produces and when it passes a question to a person.
Estimate
Calculates three prices by section. No price — it does not put in a zero.
CLT technologist
Panel cutting, packing, transport and assembly.
Logistics
Brings suppliers together into the logistics hub and assembly waves.
Delivery control
Spots delays and suggests a response.
Experience stays in the system.
A useful solution gets an author, a source and a history of use. The next team starts from proven experience, not from scratch.
